Naturally you’ll want to achieve the highest price possible and there is always the temptation to appoint the agent who gives the highest figure. Should you then decide to commit yourself to another more expensive property but the asking price for your home turns out to be more than the market is prepared to pay, you could face financial difficulties.
Starting with a fair and realistic appraisal gives you a better chance of achieving the "right price". As a rule of thumb, the sale price of your home should be based on prices achieved recently on similar properties within your neighbourhood.
