Charles & Stuart’s General Agency specialises in marketing a range of residential properties. Our team of skilled, experienced professionals assesses each property individually, advising on the best approach to suit current market conditions, the property’s ‘individuality’, and our vendors’ requirements. We use a number of methods and work with you to assess which ones best suit your needs:

  • Private treaty: Under private treaty, your home is placed with us as exclusive agents for an agreed period of time with a predetermined asking price.
  • Auctions: Selling property by auction is recognised as a fast and highly efficient method of selling and achieving a premium price for your property. We tailor each auction campaign to suit the specific requirements of your home, working with you at each stage of the process to ensure a seamless and successful transaction.
  • Expressions of Interest: This method of sale involves marketing the property without a set asking price.  There is a set closure date by which time all interested parties must register their interest. It avoids the risk of incorrect pricing as well as obtaining genuine buyer feedback as to the likely value of the property – i.e. what the market would pay at that time. It is a discreet method of sale and is ideal for special properties and/or high profile vendors. There is also a reduced sense of urgency due to the lack of open competition.  Most offers are conditional and can be subject to considerable negotiation prior to a sale being achieved.
  • Tender: If accountability is an issue, such as with government agencies, we develop a tender campaign, which is similar to Expression of Interest, and requires binding bids to be submitted on binding contracts with a 10 per cent deposit as part of the process.

Property Management

Our integrated Property Management Strategy means investors’ returns are maintained at the highest level. Our specialist Property Management team is committed to finding the best tenant, maximising occupancy rates and rental income and maintaining our clients’ assets.

To ensure landlords and tenants are provided with a detailed reporting service, we use the latest property management computer systems.

Charles & Stuart’s dedicated commercial leasing division is focused on providing services specifically for retail, commercial and industrial properties. Our Commercial Leasing Manager has attended the Commercial/Industrial Property Management for Residential Property Managers professional development program, conducted by the training and development unit of the Real Estate Institute of NSW.
